Rexford Industrial Realty, Inc. (REXR) Q3 2026 Earnings Call Transcript
Rexford Industrial Realty NYSE: REXR reported third-quarter execution marked by higher leasing activity, improved occupancy, a major portfolio sale and an increase to its full-year Core FFO guidance.
Warehouse landlords are raising rents, cutting deals, and collecting checks while most investors overlook the industrial corner of the REIT market. Four names stand out, but one carries a risk hiding behind its highest yield.
Rexford Industrial (REXR) came out with quarterly funds from operations (FFO) of $0.6 per share, in line with the Zacks Consensus Estimate . This compares to FFO of $0.6 per share a year ago.
Raises 2026 Core FFO per share guidance Advances portfolio realignment with $1.5 billion of dispositions year to date Executes 3.7 million square feet of leasing, including 600,000 square feet of repositioning and development LOS ANGELES, Oct. 22, 2026 /PRNewswire/ -- Rexford Industrial Realty, Inc. (the "Company" or "Rexford Industrial") (NYSE: REXR) today announced financial and operating results for the third quarter of 2026. Third Quarter 2026 Financial and Operational Highlights (all comparisons to Third Quarter 2025) Net income attributable to common stockholders of $14.6 million, or $0.07 per diluted share, as compared to net income of $87.1 million, or $0.37 per diluted share.
REIT rent growth could accelerate significantly starting in 2027. Falling construction activity could give landlords stronger pricing power. Some heavily discounted REITs could offer substantial upside as growth recovers.
Warehouses handling every online order and factory shipment are back in high demand, and five industrial REITs are converting that traffic into growing dividend checks.
REITs are trading at materially higher implied cap rates than private real estate, creating a significant public-private valuation gap and potential opportunity. Historical cap rate cycles highlight the importance of asset durability, balance sheet strength, and sustainable cash flow over headline yields or discounts. Select REITs like Prologis, VICI Properties, and Equinix exemplify the HALO philosophy—owning irreplaceable assets with embedded growth and strong financials.
